A Termite Inspection Could Save You Hundreds of Thousands

Termites are expert at concealment. A property can host an active termite colony for years โ€” sometimes decades โ€” with no visible external signs. By the time cracks in skirtings, hollow-sounding floors, or mud tubes become obvious, the structural damage may already be severe and extremely costly to repair.

A professional termite inspection by a certified inspector is the only reliable way to confirm whether termite activity is present, where it is occurring, how extensive it is, and what treatment is required. No moisture meter reading, visual scan, or online checklist can replace a trained inspector on-site.

What Our Inspection Report Includes

โœ“ Identification of termite species present (if active)
โœ“ Precise location of all active infestations and entry points
โœ“ Assessment of structural damage extent and severity
โœ“ Moisture readings and environmental risk factors
โœ“ Photographic evidence of all findings
โœ“ Treatment recommendations and options
โœ“ Inspector credentials and SACNASP registration number
โœ“ Certificate suitable for property sale and bank requirements

Did you know? Most South African home insurance policies do not cover termite damage. An annual inspection is the only way to catch activity before structural damage becomes irreversible.

Which Inspection Do You Need?

We offer several types of termite inspection depending on your situation. Not sure which is right for you? Call us and we'll advise.

Pre-Purchase Inspection
๐Ÿก

Pre-Purchase Inspection

Buying a property? A pre-purchase termite inspection is one of the most important steps before signing the offer to purchase. We inspect all accessible areas and provide a written report โ€” giving you negotiating power and protecting you from inheriting a costly infestation.

Pre-Sale Inspection

Selling your home? A pre-sale inspection lets you identify and address any termite issues before buyers or their inspectors do โ€” preventing last-minute deal breakers, price renegotiations, and transfer delays. Many SA banks require a timber pest clearance certificate as a bond condition.

Annual Inspection

An annual inspection maintains your termite treatment warranty and catches any new activity before it becomes an infestation. Particularly important for properties in Gauteng, Limpopo, KZN, and Mpumalanga where termite pressure is highest year-round.

What Happens During a Termite Inspection

Our inspections are thorough, non-invasive, and typically take 60โ€“90 minutes for an average residential property. Here's what to expect.

01
External Perimeter Walk

We inspect the full external perimeter of the building โ€” looking for mud tubes on foundations, moisture damage, wood-soil contact, and vegetation that could provide access for termites.

02
Sub-Floor & Foundations

Where accessible, we enter the sub-floor or inspect beneath the slab at expansion joints. This is where subterranean termite activity most commonly begins.

03
Internal Rooms & Timber

We inspect all internal rooms โ€” skirting boards, door frames, window frames, built-in cupboards, and timber flooring โ€” using a probe and moisture meter to detect hollow wood and elevated moisture.

04
Roof Void Inspection

Where safe and accessible, we enter the roof void to inspect roof trusses, top plates, and any stored timber or cardboard (common termite food sources).

05
Report & Recommendations

We provide a written inspection report with photographs, findings, and treatment recommendations before we leave. You'll have everything in writing on the day.

Tools Our Inspectors Use

๐Ÿ”ฌ
Moisture Meter

Detects elevated moisture levels in walls and timber โ€” a key indicator of subterranean termite activity and entry points.

๐Ÿ”จ
Sounding Probe

Used to tap timber surfaces and detect the hollow sound of termite-damaged wood beneath an apparently intact surface.

๐Ÿ’ก
Inspection Torch

High-powered inspection lighting for sub-floors, roof voids, and dark wall cavities where termites establish their mud tube networks.

๐Ÿ“ธ
Digital Camera

All findings are photographed for inclusion in the written report โ€” providing a clear visual record of exactly what was found and where.

Inspection Questions

For an average residential property (3โ€“4 bedrooms), a comprehensive inspection typically takes 60โ€“90 minutes. Larger properties, commercial buildings, or those with complex sub-floor systems may take longer. We won't rush โ€” a thorough inspection is the whole point.

It helps, but it's not essential. We do ask that someone is present to provide access to all areas โ€” including locked garages, outbuildings, and roof hatches. If you can't be there, you can arrange for a trusted person to let us in and we'll send you the written report electronically.

Our inspections are non-destructive. We use probing, moisture meters, and inspection torches โ€” not drilling or cutting. In rare cases where we need to investigate a specific area more closely, we'll discuss this with you first.

Yes. If termite activity or damage is found, our inspector will discuss the findings with you and provide a treatment recommendation. A written treatment quote is typically issued on the same day or the following business day.

Yes. Our inspection reports are issued by SACNASP-registered inspectors and are accepted by estate agents, bond attorneys, and South African banks as part of the property transfer process. Please advise us at the time of booking if the report is for this purpose so we can ensure all required details are included.

We recommend annual termite inspections for all South African homeowners โ€” particularly in Gauteng, Limpopo, KwaZulu-Natal, and Mpumalanga where termite activity is highest. If you have an active treatment warranty, annual inspections are typically a warranty condition.
